5 Hot Tips For Preparing Your Home To Sell!
So you need to sell your home and you’re wondering what do I need to do? There are many things that are great ideas and some clients have the time and money for, however we know not everyone has that time, that money, or sometimes even that desire to fix up a home to move out of it. Put yourself in the future buyer’s position and think about what would reel you in and what would deter you. You want to reel the buyers in!
Therefore we have compiled a list of what we consider to be the simplest efforts!
Here are The Mulvihill Group’s 5 Hot Tips that can make your home more appealing and easier for potential buyers to picture themselves in that home.
Hot Tip #1 - Paint Colors:
If any of the walls in your home are looking dull and scuffed or have a bright color you may want to consider a fresh coat of paint, and think neutral. Current trend colors that are buyer approved are grays, creams, white, beige, and even an iron ore charcoal color.
Hot Tip #2 - Kitchen and Bathroom:
A big makeover is not necessary unless they’re falling apart and you are looking to sell for top dollar. Otherwise, put on new modern hardware, fix leaky faucets, new countertops is a recommendation, and clean tile grout. A sparkling kitchen and bathroom go a long way!
Hot Tip #3 - Carpet:
If your carpet is dated and worn, we recommend it be replaced. If it is newer it is still advised to rent a carpet cleaner and clean the carpet.
Hot Tip #4 - Clean Up Your Outdoor Property & Spruce Up Entryway
Grab a duster and remove cob webs and any bugs, sweep the porch up, add fresh paint or stain if needed outside around the door, and clean windows. It’s not a bad idea to put a decorative pot(s) with flowers for Spring, Summer, Fall, or evergreens for Winter on the porch.
Keep the grass cut, the weeds pulled, the leaves bagged, and the snow shoveled. A big landscaping job isn’t necessary, just manicure for curb appeal.
Hot Tip #5 - Take Yourselves Out of Your Home:
You want potential buyers to see as much of a clean slate as possible to picture themselves in your home. All photographs, memorabilia, collective items, and any clutter should be removed and put in storage. Organize the garage and get anything in a storage unit or at least containers to show the space that can be utilized in there and same goes for the basement and closets.
There are so many things that can be done, but these are the top 5 simplest and most essential things to address! Happy Selling! Contact us today for a free home valuation!
